In Caught Looking by Jody Holford, inheriting a house from her Aunt is the best thing to happen to Frankie Vaughn. Instead of continuing to put on a happy face when she's anything but in living the life of a socialite, Frankie moves to Minnesota only to discover three boys living in the rundown home she's moving into. Will she give the boys shelter and the chance at the life they might not get if they go into foster care, or will her growing relationship with suspended major league baseball player Ryan Walker; a man who has been recently falsely accused of taking drugs keep her from being the wonderful guardian the boys deserve?

Ms. Holford really impressed me with the last book she released, and this book was just as entertaining, fast-paced and a story that captured my undivided attention from the very beginning, because of the changes Frankie is determined to make in her life. She needs to get some space between her and her family, otherwise she'd drown in the fakeness of high society and never escape. Will the small town she's moved to help her find happiness? However, it was from the moment the hero and heroine met that I loved, because Ryan does his best to remain impartial to the heroine, but it's palpable that he's attracted to her and doing his best to fight it.

As for the dialogue, it was well-written and intense due to the main characters back stories, especially that of the hero; and all this couple go through once Frankie discovers the three kids inside her Aunt's house. Ryan is a big time baseball player who has been betrayed by those he should have been able to trust. Will he ever be able to trust another woman? Will he ever be free from his wife and best friend's betrayal enough to play baseball again? Then there's the situation with the three boys Frankie finds in her Aunt's house. They've been through so much, and I could understand why the heroine was so hesitant to make the decision about whether to put them in Foster Care or not. How could she do it when there was the possibility that they'd be separated? Especially when all the boys had were each other.

Both the main characters were well-developed, extremely riveting and I loved every moment they conversed. Frankie wasn't afraid to tell Ryan off when he was being a jerk or acting jealous. Those moments made me smile, especially when they're talking about the state of the house the heroine is moving into and when he gets jealous over another man wanting to spend time with Frankie. I also liked how kind, caring and determined the heroine was to help the three boys, as they need someone like her; someone that won't give up on them.

While Ryan, I felt sorry for him when it came to everything that's happened to him, which forced him to take mandatory leave from his baseball career. The paparazzi are intolerable, forcing him into hiding until everything is sorted. What decision will he make in the end? Will he retire or return to his career? Furthermore, I liked the decisions that Ryan made when it came to his career, his future with Frankie and everything he does for the kids. Really, he's good for them the way he encourages them to follow their dreams, which is proven by what he does for Carter.

Overall, Ms. Holford has delivered a delightful read in this book where Ryan and Frankie have plenty of chemistry. It also delivered moments where I could feel the character's emotions along with them, most especially towards the end with the news Frankie learns. However, in saying that, the way this story ended was perfect, as Ryan was determined to win Frankie back by any means necessary. Does the saying 'a way to a woman's heart is through her stomach' ring true? Is Frankie happy about what Ryan has done to prove he wants to be with her?

And lastly, the epilogue warmed my heart, because of the tight bond Frankie and Ryan still have with the three boys, despite what happened. The boys certainly have the hero and heroine wrapped around their little fingers. I would highly recommend Caught Looking by Jody Holford, if you enjoy books by authors Jennifer Shirk, Victoria James, Sonya Weiss or Coleen Kwan.

Eager to rid herself of the empty socialite life, Frankie Vaughn moves to a rundown home in Minnesota that she inherited from her aunt. But Frankie is shocked at what she discovers inside: three young boys. When Ryan discovers that Frankie, his new neighbor, has taken on the three homeless kids as her own, he has a new hope for humanity.

As he edged near the property line, he caught sight of toned, shapely legs swinging from the branch of a tree. His neighbor was doing pull-ups. On a tree.

“What the hell are you doing?” Ryan said the words to himself, his finger sliding off of the trigger. Frankie hadn’t heard him. Her earbuds’ cord was connected to the iPod strapped to her arm. He repeated his question, louder, and she startled, dropping from the limb she’d been holding. Pulling her earphones out, she smiled and gave a surprised laugh. Lust curled tight in his stomach at the sound. Which pissed him off since he didn’t need more complications in his life.

“Hey. Didn’t see you there, neighbor.”
She wiped the sweat off her brow with the back of her hand. Strands of hair were escaping the ponytail sitting high on her head. She put her hands on her hips, gulping in air, still smiling. His eyes roamed over the tone and definition of her arms. Arms weren’t supposed to be a turn on. They were just something to have wrapped around you. Along with legs. But legs were a turn on. Still, he couldn’t take his eyes off of her arms. They led up to sleek shoulders and a graceful collarbone. When his eyes met hers, she was grinning and he knew he’d been caught looking.
“You’re doing pull-ups on a goddamn tree?”
“Um, it’s my tree,” she said, looking back and forth between him and the tree. Small as she was, the tree didn’t look like it could hold its own branches, never mind a person’s weight.
“Actually, it’s smack in the middle of our property line. So stay the hell off it and get a pull-up bar.”
She rested a hand on the bark and smiled at him with something like fire flashing in those blue eyes. Her breath was a bit uneven, but firm. “I’ve never shared a tree with anyone. It feels like a big step.”
He bit back a smile. “Funny. This tree needs to be cut down. It’s rotted.” He kicked at the trunk to show her what he meant.
“Don’t kick our tree,” she said, not even trying to hide her smirk.
“It’s not safe.” Jesus. She was hard to be irritated with. Which, oddly, only irritated him more.
“And as much as I appreciate your neighborly concern, Ryan, I can take care of myself. And our tree. See, my home gym isn’t quite set up yet so I’m using what’s available. If you want, we can work out a schedule for tree use.”
There was as much sarcasm in her stance as in her tone. This time, the grin spread before he could stop it.
“You’re feisty.”
“You’re a jerk.”
“Yeah. But it’s still not safe. I have an extra pull-up bar in my garage. You put it in the frame of a doorway. I’ll grab it and bring it over,” he said, hoping the gesture served as an apology.
Which he was man enough to admit she deserved from him.
Frankie’s eyes widened and she took a step back, wariness overshadowing her amusement.
“No thanks. I’m not ready for visitors.”
He arched an eyebrow. “I wasn’t planning on coming for tea.”
She gave a rough laugh. “I don’t need anything from you, Ryan. I’ll pick another tree. Or do push-ups.”
She backed away, the unease in her eyes fascinating the hell out of him. She didn’t want him over. And not because he was a jerk. She waved one perfectly shaped arm over her head as she went back to her house.

He turned the weed trimmer back on, purposely turning his body in the other direction. He wasn’t going to stand around and watch her go, even across her yard. He’d never watch a woman leave again. Once was enough.

Jody Holford is a multi-published author who has a soft spot for happily ever after. So much so, she tattooed the words on her arm. She’s a mom and a wife, a friend, sister, daughter, teacher, and book-lover. Her stories have a little bit of heat and a lot of heart. And maybe, some swoon-worthy moments that will make you smile.

Sin With Me
Bad Habit #3

Montlake Romance

In Sin With Me (Bad Habits #3) by JT Geissinger, Brody Scott wants Grace Stanton no matter what. But with the secret he's keeping, he feels he doesn't deserve her. However, he's not going to let anything stop him from getting her to give him a chance. Not her month only rule of dating and certainly not the one reason that stops her from getting close to anyone. However, when Brody's secret is revealed, will Grace be able to handle it or will she walk away from him forever?

Although I haven't read the other books of this series, this story can easily be read as a stand-alone and it was a story I really enjoyed, despite the fact that I disliked the heroine in the beginning. She was too provocative and dismissive of relationships, but once I learnt why she was that way, I really started to like Grace. The way this story started with what the hero is going through had me hooked to Brody's point-of-view. Why can't he forgive himself? What will it take to get the hero to forgive himself?

Both the main characters have intense back stories, and I could empathize with what they've been through in the past. Will being together make everything better, if they can open up to each other? Will Brody be able to convince Grace that they deserve a chance to be happy together, despite her reservations? Moreover, I could understand why Grace was hesitant to get involved with Brody because of her medical condition. However, I liked that she was strong and brave enough to give a relationship between them a chance. Since Brody is fun and they bring out the best in each other when they're teasing one another. While Brody, I liked how determined he was to win Grace over and wasn't afraid to push her to see that he isn't afraid that her medical condition could cause problems for their relationship if she happened to have a relapse. He was that confident that he'd find a way to win back her love no matter what.

Overall, this was a really good read where the sex scenes were smoking hot, showed that Brody wasn't afraid to push Grace's limits, and proved that the heroine doesn't always have to be in control. The way this story ended left me an emotional mess because of Brody's secret and how it affected Grace. Would she be able to forgive Brody and the secondary characters she thought she could trust? However, in saying that, I did like how things worked out between this couple, because Grace wasn't about to let the past ruin her future with Brody. None of what happened was his fault, since he did his best to make things right. Furthermore, the epilogue wrapped this story up perfectly, as readers discover how far Grace and Brody have come in their relationship and how he's not ever going to let her go. I would recommend Sin With Me by JT Geissinger, if you enjoy the friends to lovers trope or books by authors K. Bromberg, Vi Keeland, Cari Quinn or Meghan March.

BLURB:
The past she can’t remember. The secret he hides. And a love that’s worth risking it all.

After a devastating car crash stole both her family and her memory, Grace Stanton was left with no past and an uncertain future. Now Grace likes to keep things simple. No sleepovers, never date a guy more than a month, and never, ever fall in love. Which is exactly why Grace avoids Bad Habit’s lead guitarist, Brody Scott, at all costs. The green-eyed, sexy-as-hell musician has “trouble” tattooed all over him, and Grace isn’t taking any chances with her heart.

Brody knows he doesn’t deserve an amazing woman like Grace—her creamy skin, red hair, or that smart mouth that fuels his every fantasy—but there’s something between them that’s more than chemistry. Something real. He’ll just have to convince Grace that he’s worth the risk—and hide the secret that haunts his worst dreams. But when fate plays a cruel hand, Brody’s darkest sin suddenly threatens his last chance at redemption…and the life of the woman he loves.

Like fingers interlacing, several things slowly come together and fit into place.
“You could fall in love with me and not remember it?” I whisper.
She swallows and nods.
Dumbfounded, I stare at her. “Holy fuck.”
Looking miserable, she nods again. She tries to pull away but I don’t let her. I put my arms around her and squeeze.
She resists for what feels like forever, stiff and uncomfortable in my arms, but then slowly she gives in. She melts against me with a sigh, tucks her face into the space between my neck and shoulder, and winds her arms around my waist.
We stand like that for a while, not talking, feeling the chaotic beating of each other’s hearts. Her hair smells like sunshine. She’s soft and warm against me, lush and feminine. My dick is still wrestling for control with my brain, which is in a state of shock and is just sitting there lifelessly inside my skull like a big lump of cheese.
And suddenly I realize what a gift I’m being offered.
I can never right the wrongs of the past, no matter how desperately I might want to. But maybe those wrongs aren’t the end of the story. Maybe they’re only a new beginning.
If I’m going to do good by her, this is a fucking fantastic place to start.
My voice gruff, I say, “I’m in.”
She pulls away and looks at me, a little furrow between her brows. “What?”
“I said I’m in. Fuck it. If I can make you fall in love with me once, I can make you fall in love with me again and again. Every day if I have to.”
Grace blanches. “The Egosaurus rides again. I’m not in love with you!”
“But you will be,” I vow, looking at her dead-on. “Because I’m not gonna leave you any other choice.”
I plunge my hands into her hair, grip her head, pull her toward me, and fit my mouth against hers.
It’s like the Fourth of July and New Year’s Eve and Christmas morning, all rolled into one.
Heat. Color. Noise. Fireworks behind my eyes. She moans into my mouth, digs her nails into my back, arches against me. I moan, too, fucking her luscious mouth with my tongue, one hand behind her neck and the other roaming all over her body, learning her shape, the dip of her waist, the full, tight curve of her ass.
It’s greedy.
It’s scorching.
It’s everything.
If there were a Guinness World Record for the most amazing, mind-blowing, cock-stiffening, heart-pounding, panty-melting, burn-down-the-house kiss, we’d win that motherfucker hands down.
We’re both breathing hard, desperate, mindless, lost. The kiss goes on and on, until I’m drunk on her. I’m flying. I’m melting. I’m—
Someone loudly clears his throat.
Stunned and reeling, Grace and I break apart.
Nico stands in the kitchen doorway with his hands on his hips, grinning like an idiot. “Hiya, kids,” he drawls. “What’re you two squirrels up to?”
Flushed and trembling, Grace lifts a hand to her lips. She lets out a short, astonished laugh and cuts her gaze to me.
I can’t talk either. My mouth can’t form any coherent words. I just stand there, dumb as a rock, my mind blank, my shorts tented, staring at Grace like I’ve spent my entire life up to this point living in a dark cave, surviving on worms and insects, and she just walked in with candles and flowers and a big fucking steak on a hot plate.
“Uhh . . .”
Nico bursts out laughing.
“I’ll just go see what Kat’s up to.” Grace’s voice is high and shaky. She bolts from the room.
“Just wanted to let you know a few people are starting to show up.” Nico glances at the front of my shorts and chuckles. “So, uh, you might want to pull yourself together, brother.”
Shaken to my core, I sag against the counter, gripping it hard for support, and let out a ragged breath. “Jesus. Is that what it’s like for you with Kat? That feeling like you’re . . .”
“Free-falling?” Nico supplies when I can’t find the right word. “High flying? Completely out of control?”
When I look up at him, he nods. “Yeah, brother. It is. At the beginning. And then it gets so much deeper and so much better, there aren’t any words for it at all.” His eyes—bright, cobalt-blue eyes that made him famous—pierce me. “But be careful. Because once you get on that speeding train, you can’t get off. Even if it jumps the tracks, crashes into a nuclear power plant, and burns the whole world to the ground.”
He gives me one long, last look and then turns around and leaves.
From somewhere very far off, I hear the sound of my demon laughing.

She picked up a tomato as Señor Bustillo suggested. “He is adorable.” Mateu chuckled softly. “He isn’t the only one.”
“Now, choose a bright, deep red tomato. No bruise, no blemish. Yes?” Bustillo spoke to the group. She turned hers over in her hand, carefully inspecting for marks, cracks, or soft spots.
“You want a heavy tomato. Ripe and juicy makes for tomato with weight.” As the group inspected their finds, Señor Bustillo checked in with each. “Good. Good.”
“Give gentle squeeze. You want a tomato that responds to your fingers, like the perfect woman, yes?” He directed the last part at Mateu, making London want to roll her eyes.
All men were the same. Mateu wiggled his brows, and she chuckled softly. It wasn’t his searing good looks she needed to guard herself against, it was his playful side. While Bustillo spoke, Mateu stayed close. She could feel the heat radiating from him, though he didn’t touch her.
Choosing a plump tomato from the crate, he wrapped his large hand around it in a light grip. He gave a slight squeeze, and the atmosphere seemed to go from comfortable to sweltering as her imagination took off on a path all its own. Holding it out to her, he asked, “What do you think?”
She blinked twice. “Perfect.” She snapped her eyes to him. “I mean…” Mateu’s smile was slow and deliberate. She couldn’t help but fall for his teasing. It reminded her of how fun living could be when stress wasn’t a persistent, heavy blanket.
“Finally, test the tomato for a sweet, earthy odor. You want strong scent, not light.” Bustillo’s animated voice boomed over the din of the crowd. Pulling herself together, London ignored the look in her sexy concierge’s eyes and dipped her nose toward his hand. She smelled the tomato close to the stem as directed. “Strong and sweet, just as Señor Bustillo suggests.”
“Strong and sweet. I’m glad you approve.” She raised a brow. “We’re talking about your tomato.”
“My favorite topic.”
